The Seller's Role in Home Grants

One of the most important elements to the success of the Housing Assistance Home Grants Program is the cooperation and support of those selling their homes. Our program needs the financial support of those willing to sell their homes to our pre-qualified Grant recipients; these contributions keep the program alive and growing. Sellers, who are willing to donate a portion of their contract sales price back to the program, enjoy fast and reliable sales from our growing pool of educated clients.

Why do our clients make good homebuyers? The Housing Assistance Home Grants Program provides extended homeowner education to those seeking our grants. Those approved to receive a Home Grant have the knowledge and ability to purchase and maintain a home. Completion of our course entitles homebuyers to a Non-Repayable Home Buying Grant. Home Grants vary in amounts and cap at $10,000.00 (Special circumstances may be considered for additional moneys).

Our educated buyers appreciate and acknowledge the need for home sellers to receive a fair price or the "Full Market Value" for their homes. Accordingly, in most cases the "contracted sales price" will equal the appraised value of the home. This may provide enough "net" money for the Seller to make the needed donation. If not, the Home Grant cannot be issued and the buyer is left with no other option but to pursue a different property.

Most Sellers in the Housing Assistance Home Grants Program agree to make a donation to replenish the Home Grant money gifted to grantee purchasing their home. The donation insures other future homebuyers will have the same opportunity and insures the survival of the program.

As you can see the net proceeds to the Seller reflects the required donation to the Home Grants Program. In addition, a $650 administration fee is "netted" out of the proceeds. An important part of this scenario is the potential tax deduction given to the seller; all but the $650 fee may be tax-deductible (consult a tax advisor).
